What every home needs… a happy space

My Home Library Every home needs a space that makes YOU happy. For my husband, it is his 4 stall garage. Women tend to place a greater emphasis on the kitchen or master bedroom. My personal happy place is the home library...comfy, pretty, and a great place to read a book or watch a video on the iPad . In all deference to my husband, he thinks the library is a waste of square footage. But that is OK with me, because he can watch a football game…

Decorating your fireplace mantle

A BIG thanks to Maria Bosak of Eco-Chic in Fargo, ND, for hosting an exclusive decorating event in October.Maria  demonstrated the basics of decorating a fireplace mantle with these three simple principles...-Start with your signature piece... (photo/art or even the tv) it should hang close to the mantle, no big gaps between mantle and the art, and take up no more than 2/3 of the space over the mantle -Fill in edges with items you have. Candle sticks or books look good here, too.-The overall vignette should be a"triangle"…

What are Transaction Fees?

Transaction Fees can be significant… typically several hundred dollars. So what are they? Transaction fees (AKA Administrative Fee, Broker Service Fees) are a flat fee some real estate companies charge for EACH transaction to cover the cost of things like “document storage” and “management”.  If you sign a contract with a Transaction Fee and are selling a property in order to purchasing your next, you are likely to get charged a Transaction Fee on BOTH transactions. Such fees must be disclosed up front, in the contract signed early…

Tablescaping

As noted in my last post, Maria Bosak of Eco-Chic held a special decorating demonstration for my guests. Maria also showed us how to "tablescape" and update the basic design thru the holidays Maria starts with a tablerunner... you don't need one, but she likes hers to give an even "frame" around the table -add "garland"  down the middle. Garland can be beautiful branches or even a decorative rope. Don't be afraid to try the unusual, it might be stunning. -use a collection of similar items you love…

That ideal is NOT necessarily the current owners' lifestyle as shown in the picture below of the same home.   A "decorated" home is designed for the current occupants and takes into account the owners' specific tastes and needs. Goals of Staging... Make the home appear larger. A home stager will make wall paint color recommendations and give you an idealized furniture layout. Accentuate the positives like…

(a little) Black is so sexy

Now that you know gray is on the downside of the decorating trend, what is next? Black, as an accent color, paired with white. Use black in moderation, use it a few times in a room but don't make it dominate! If you watch season 5 episodes of Chip and Joanna Gaines HGTV show Fixer Upper you noticed Joanna is now using a touch of black in homes. Black is really nice with natural wood tones and white walls but is a dominating color, so use it sparingly.

Gray is on the way out…

Goodbye, gray... I bet you are thinking. "No...Please don't say that! I just painted my living room (with vaulted ceilings!) gray." No need to worry, Fargo and the Midwest are not trend leaders, so it will be several years before we will say... "I really need to get rid of this grey." So what neutral wall color is starting to trend.... white walls (with a touch of black as accent) are becoming the new go-to color and, to the surprise of designer Maria Killiam, art-gallery white is trending in 2018.If you…
